Cancellation & refund policy
These terms apply to bookings made and paid for directly on this site. Bookings made through Airbnb, Booking.com or Vrbo are governed by that platform’s own cancellation policy instead.
| If you cancel | You receive |

| 30 or more days before check-in | Full refund The entire amount paid, including the cleaning fee, service fee and taxes, is returned to the original payment method. |
| 14 to 29 days before check-in | 50% of the accommodation total The cleaning fee, service fee and the taxes on any refunded amount are returned in full. |
| Less than 14 days before check-in | No refund of the accommodation total The cleaning fee and the taxes on it are still returned, as the service has not been provided. |
Other terms
- Refunds are issued to the original payment method and typically take 5 to 10 business days to appear, depending on your bank.
- If we cancel your booking for any reason other than a breach of the house rules, you receive a full refund regardless of timing.
- Early departure does not qualify for a refund of unused nights.
- Date changes are treated as a cancellation and a new booking, and are subject to availability and current rates.
- Nothing in this policy limits rights you have under Ontario consumer protection law.
How to cancel
Email ebstad@gmail.com with your name and stay dates, or reply to your payment receipt. We confirm every cancellation in writing and process the refund at the same time.
