What changes when a stay reaches 30 nights.

Thirty nights is the line where an extended stay stops being taxed like a hotel room. Crossing it can make a longer booking cost less in total than a shorter one. This guide shows that arithmetic with real figures, and covers what else changes once a stay runs into weeks rather than days.

The thirty-night line

A short stay is taxed like hotel accommodation: Ontario HST at 13% applies to the accommodation, the cleaning fee and the service fee together. A stay of 30 continuous nights or more is instead treated as long-term accommodation, and no HST is charged on it. The price breakdown on this site applies that automatically, so there is nothing to ask for or claim back.

Two words in that sentence carry the weight. Continuous: the nights have to be one unbroken booking of the same home, not 30 nights added together across separate visits. And more: 30 nights qualifies and 29 does not, which produces the arithmetic in the next section.

No municipal accommodation tax is charged on this booking either, so HST is the only tax in the breakdown whichever side of the line your stay falls on.

Why thirty nights can cost less than twenty-nine

Because the exemption removes 13% from the whole bill rather than from one night, the saving is far larger than the cost of the extra night. A 29-night stay for two guests checking in on 2 November 2026 came to CAD 9,588.39, of which CAD 1,103.09 was HST. The same stay extended by a single night to 30 nights came to CAD 8,773.62, with no HST at all.

That is CAD 814.77 less for one more night. The extra night adds CAD 288.32 in accommodation and service fee; the exemption takes away CAD 1,103.09 in tax. The second number is far bigger than the first, and it stays bigger at any plausible nightly rate — one night is roughly a thirtieth of the bill, while the tax is 13% of it — so the result is not a quirk of these particular dates.

The practical consequence: if your plan is somewhere in the twenties, price 30 nights before you book. A 27- or 28-night stay is usually the most expensive way to book a month in Waterloo, because it pays the tax without being long enough to escape it.

Those figures were calculated on 8 October 2026 at the rates published that day. Nightly rates move with the season and with demand, so treat them as the shape of the arithmetic rather than a quote — the booking page prices your actual dates.

What else changes on a longer stay

The cleaning fee of CAD 65 is charged once per booking, not monthly and not per week, so its share of each night falls the longer you stay. The service fee of 6% is proportional and does not change shape. The pet fee of CAD 125 is also per stay rather than per night, so bringing a dog costs the same on a two-month booking as on a long weekend.

One fee does accumulate. The nightly rate covers up to 6 guests, and the 7th and 8th guest are CAD 35 per guest per night. On a single weekend that is a modest addition; across 30 nights it is not, so it is worth being accurate about how many people are actually staying.

The things that make a month workable rather than merely survivable are the ones a hotel room lacks: a full kitchen with a dishwasher, a washer and dryer in the house, a dedicated workspace with Wi-Fi, a dining table that doubles as a second desk, free parking on the premises and a fully fenced backyard.

What does not change

The cancellation terms are the same at any length. Cancelling 30 or more days before check-in is a full refund. Between 14 and 29 days, half the accommodation total is returned, and the cleaning fee and service fee are returned in full. Inside 14 days the accommodation total is not refunded, though the cleaning fee always is.

Two points matter more on a long booking than a short one. Leaving early does not refund the unused nights, so a stay booked to 30 nights for the exemption needs to actually run 30 nights. And a change of dates is treated as a cancellation and a new booking, subject to availability and the rates current at the time — it is not an amendment to the existing one.

Who books by the month

Relocations where the moving date and the house purchase do not line up. Contract and project work in the Toronto–Waterloo corridor. Do the 30 nights have to be consecutive?

Yes. The exemption applies to one continuous booking of 30 nights or more in the same home. Thirty nights spread across several separate stays does not qualify.

Is a 30-night stay really cheaper than a 29-night one?

In total, usually yes. On a 2-guest stay priced on 8 October 2026, 29 nights came to CAD 9,588.39 including CAD 1,103.09 of HST, and 30 nights came to CAD 8,773.62 with no HST — CAD 814.77 less for an extra night. The exemption removes 13% from the entire bill, which outweighs the cost of one more night.

Does the cleaning fee repeat each month?

No. The CAD 65 cleaning fee is charged once per booking regardless of length, so the longer the stay the smaller its share of each night.

What is the longest stay I can book online?

Can I extend a booking I have already made to reach 30 nights?

A change of dates is handled as a cancellation and a new booking, subject to availability and the rates current at that time. If you think your stay may run to a month, it is worth booking it that way from the start.

If I leave early, do I get the unused nights back?

No. Early departure does not qualify for a refund of unused nights, so a stay booked to 30 nights needs to run its full length.
